The Chhatarpur origin story

Three decades ago, few people would have predicted what Chhatarpur would become.

In the early 1990s, Chhatarpur was largely a village landscape on the southern edge of Delhi. The area was known more for its farms, open land, and agricultural character than for luxury living. At a time when South Delhi's premium residential markets were already becoming expensive, a handful of investors, business owners, and affluent families started looking beyond the city limits.

They saw something others did not.

Large land parcels. Cleaner surroundings. Privacy. The ability to create homes that were impossible within the confines of urban Delhi.

What followed over the next two decades transformed Chhatarpur into one of the most recognizable farmhouse destinations in India. What was once considered "too far" gradually became one of the most desirable addresses for those seeking space, exclusivity, and a lifestyle beyond the city.

Why Chhatarpur is running out of room

Today, however, Chhatarpur faces a different reality.

Land prices have risen dramatically. Large parcels have become scarce. Development has increased. Traffic has grown. The very exclusivity that attracted buyers in the first place has become harder to find.

Sohna enters the frame

This is where many real estate observers believe Sohna is entering a similar phase.

Located just south of Gurugram and connected through major infrastructure upgrades, Sohna is no longer viewed as a distant peripheral market. Over the last few years, the region has witnessed significant growth driven by improved connectivity, increasing developer activity, and rising buyer interest. Industry data now places Sohna among Gurugram's fastest-growing real estate micro-markets, supported by infrastructure such as the Gurugram-Sohna Elevated Road and improved connectivity to the Delhi-Mumbai corridor. A pattern, not a place

The comparison with Chhatarpur is not about geography.

It is about a pattern.

In the 1990s, affluent Delhi families moved toward Chhatarpur in search of space and freedom. Today, many Gurugram residents are beginning a similar search.

As apartment densities increase and urban congestion expands, a growing number of buyers are exploring alternatives that offer larger land ownership, greater privacy, and a stronger connection to nature. Sohna, with its proximity to the Aravallis and availability of larger land parcels, is increasingly attracting attention from this segment.

Delhi buyers look further south

The trend is not limited to Gurugram residents.

Delhi buyers are also looking further south than they did a decade ago. Improved road networks have compressed travel times, making locations that once seemed distant far more accessible. As a result, the mental map of NCR has shifted. What was once considered "outside the city" is now becoming part of the region's next growth corridor. (The Economic Times)

What the developers are seeing

According to Rajat Likhyani, Principal Partner at Square Yards, strategic infrastructure projects and improved connectivity have brought Sohna firmly onto the radar of both developers and homebuyers. Industry reports also indicate that Sohna's new residential supply since 2020 has already exceeded the cumulative supply added during the previous decade, highlighting the pace at which the market is evolving. History rhymes

Of course, no two markets are identical.

Sohna will not become Chhatarpur in the literal sense.

But history often rhymes.

The characteristics that once attracted investors to Chhatarpur, namely large land holdings, exclusivity, lower density living, and long-term appreciation potential, are many of the same factors drawing attention to Sohna today.

The real question

The question, therefore, may not be whether Sohna becomes the next Chhatarpur.

The more important question may be whether today's buyers are recognizing the opportunity early enough.

Because when Chhatarpur was still a village on the edge of Delhi, the people who invested there were not buying what it was.

They were buying what it could become.
